A two bedroom beach shack at Footprints, opening onto a deck that looks out over the lawn towards the pool, a few minutes from one of the emptiest beaches in the South West. It sells fully furnished, so you can book your first weekend the day you settle.
Two bedrooms, both with queen beds, plus a queen sofa bed in the living area. One bathroom upstairs, and a combined laundry and second toilet downstairs. It sleeps six without anyone drawing the short straw.
The main bedroom is upstairs under a vaulted ceiling, and the second bedroom sits off the living area. Downstairs is open plan, with the kitchen, dining and living running straight out through sliding doors onto a covered timber deck.
The deck is the part people actually use. Shade sail overhead, barbecue, an outdoor lounge setting, and a lawn out front that runs down towards the pool. There are usually kangaroos sitting on it.
It sits next to the car park, which sounds like nothing until you have carried a weekend of food, bedding and boogie boards across a complex. Here you park and you are at the door.
Inside it has been styled properly for the coast. Soft blues and whites, timber floors, and artwork that suits a beach escape rather than a rental.
Roos on the lawn · Most mornings
Nothing to buy, nothing to move in. Hand over the keys and the place works from day one.
All furniture and decor, linen and bedding, whitegoods and appliances, crockery and cookware, the barbecue, and the books and games on the shelf. A lockable storage unit is attached to the property.
BMT tax depreciation schedules come with the sale. Worth having from day one if you intend to keep letting, and worth a conversation with your accountant before you make an offer.
If you want to keep letting, the owner will hand over the guest welcome booklet along with the existing listing photos and wording. You are not starting a listing from scratch.
Swimming pool, tennis court, playground, and grounds maintained by the strata company. You own the unit. Mowing the lawn and cleaning the pool is someone else's job.
Preston Beach is about 90 minutes south of Perth and 45 minutes north of Bunbury. It is a small place. A few hundred houses, a general store, a golf course and a caravan park, sitting between Yalgorup National Park and the ocean. There is no shopping strip and nothing tall. Most weekends you will have a long stretch of sand close to yourself, and that is the whole point of it.
Kilometres of open sand running north towards Myalup and south towards Lake Preston. Four wheel drive access straight onto it, so you pick your own spot instead of sharing one. On a calm day the water is clear and the swimming is easy. On a big day you sit and watch it.
Tailor, herring, whiting and salmon off the beach through the season. Plenty of people drive the sand north and fish a gutter they have had to themselves all morning. If you own a rod you will use it here more than you use it at home.
Straight out the back door. Ten lakes, tuart forest, walk trails and a lot of birdlife. The thrombolites at Lake Clifton are a short drive north and are among the oldest living structures on earth. It is a genuinely good place to spend a morning.
An hour and a half from Perth means you can leave after work on a Friday and be there for dinner. It is far enough that the phone stops being interesting and close enough that you will actually go. That combination is rare on this coast and it is what holds the value here.
It is already letting, already booked out three months ahead, and already set up with everything a guest needs. Use it when you want it and let it work the rest of the year.

See What's In The Information PackThree things that are worth understanding up front. None of them are dealbreakers, but they change who this suits and how you finance it, so I would rather you hear them from me than find them later.
The full information pack includes the strata disclosures, levy notices and the scheme by-laws. Ask and I will send it.
The scheme is for tourism and short stay accommodation. A registered by-law restricts any one person from occupying a lot for more than three months in any twelve month period, so it cannot be a permanent home. Owners use it themselves within that limit and let it the rest of the year.
Some lenders restrict lending on resort schemes, and the ones that do lend often want a lower LVR than they would on a house. Speak to your broker early so you know what you are working with before you make an offer.
Inspections are by private appointment only. No signage and no open homes are permitted at the resort. Send an enquiry or call me and I will arrange a time that works around the bookings.
Ask and I will send the full pack through. It is the same information I would want in front of me if I were the one buying here, and it is worth reading before you make an offer rather than after.
Information pack, strata disclosures and levy notices available on request. Inspections by private appointment.
