Off-market & pre-market

Some of the best ones never make it online.

Plenty of owners would rather test the water first. No sign out front, no open homes, no photos of their lounge room on every portal. These are the properties I'm handling that way right now, from Bunbury up to Preston Beach. Address on request.

Be the first call, not the fiftieth

When an owner says "see if anyone's keen before we list", I go to this list first. The more I know about what you want, the quicker I can match you.

  • Hear about off-market and pre-market homes before they're advertised.
  • A phone call when something fits, not a flood of emails.
  • Free, and you can drop off the list any time.
Need to sell before you buy? Say so below. It's the most common spot people get stuck, and I can often line up both sides so you're not stuck holding two places or renting in between.

Thinking of selling, but not ready for the full circus?

A pre-market launch puts your place in front of my registered buyers and on this page first, quietly, before you spend a dollar on marketing. If the right buyer turns up, great. If not, you go to market knowing exactly what buyers think of it and the price.

Pre-market first

  • No upfront marketing spend
  • No open homes or sign out front
  • Your neighbours don't need to know
  • Real buyer feedback on price before you commit
  • No "days on market" count ticking over

Straight to market

  • Photos, copy and portal fees up front
  • Weekend open homes
  • Everyone in town sees it
  • Price feedback only after you've launched
  • Stale listing risk if it sits

The honest bit. Off-market means fewer buyers see it. For some homes that's fine. For others, a full campaign with every buyer competing will get you more, and if I think that's you, I'll tell you straight.

Have a quiet chat

No obligation. I'll come and have a look, give you a realistic price range, and tell you whether off-market suits your place.

Questions

How off-market works

Why is the address hidden?
Because that's what the owner asked for. Most off-market sellers want privacy, so I share the address with genuine buyers after a quick chat rather than with everyone scrolling past. It takes one phone call.
Why would an owner sell off-market?
Usually privacy, avoiding open homes with kids or tenants in the house, or wanting to test the price before spending on a campaign. Some are waiting on a build and happy to sell only if the right buyer comes along.
Is the price range real?
Yes. It's based on what the owner has told me they'll consider and my own read of the market, and I don't advertise below that. Where it lands inside the range depends on the offer, the terms and the timing.
Are these cheaper than on-market properties?
Not usually, and I won't pretend otherwise. The advantage for buyers is less competition and more time, not a discount. Owners selling this way still expect a fair price.
Do I pay anything as a buyer?
No. Browsing, registering and inspecting are all free. I work for the seller, but I'll always be straight with you.
What happens if it doesn't sell off-market?
Pre-market listings usually go on the open market after a few weeks. People on the buyer register hear about it before the launch, so you still get a head start.
How do I make an offer?
Inspect first, then use the submit an offer page or just give me a call on 0418 880 338. I'll take it to the owner the same day.
